Iron Street Capital seeks to generate attractive risk-adjusted returns for our investors throughout cycles and over the long term. The Iron Street investment platform encompasses investments across the risk spectrum from opportunistic to stabilized core assets in the healthcare industry as well as low leveraged loan products.
For our real estate programs, we seek to acquire high quality investments at discounts to replacement cost. We then improve the properties through hands-on management and targeted value-add initiatives. Our efforts result in solid returns for investors and strong economic assets for communities.
For our lending programs, Iron Street focuses on targeted lending for commercial real estate projects that require short-duration loans. Our credit funds offer our investors a defensive, uncorrelated fixed-income strategy with diversification across real estate asset classes. We maintain this strategy by taking a conservative basis on well-collateralized loans in primary markets throughout the Southeast US.
We unlock value by proactively addressing any physical or operating issues through aggressive asset management and other value-added strategies. Once assets are stabilized we sell the investments to long term real estate holders and return capital to our investors along with impressive returns.
The Iron Street Capital team focuses on acquiring assets whose fundamentals are under-priced, and by implementing a business plan to capture that value for investors. The team locates pricing anomalies by identifying situations where the real estate fundamentals are under-priced by the capital markets, and locates assets in markets with diverse tenant demand, supply constraints and exit liquidity. Simultaneously, the team seeks out situations where fundamentals are under-appreciated.
